With termites causing more damage to properties throughout Australia than fire, flood and cyclones put together it is critical that your investment decision is made with reliable information regarding timber pest damage and or infestation. The Australian Standard recommends that a termite inspection be carried out annually to limit the damage that can be done to a building that termites have infested.

Timber Pest Inspections

A visual timber pest inspection carried out to the Australian Standard will report on any timber pest infestations that may include termites, borers and fungal decay (wood rot) and conditions that may be conducive to pests such as lack of ventilation, water leaks or poor drainage, timbers in contact with the soil, weep holes covered by garden beds or compost and any other conducive condition on and around the building. On completion of the inspection our technician will walk you around the site and explain his findings. A full written report will be issued and given to the owner either by mail or email.

Pre-Purchase Inspections

Buying your new home or investment property is one of the most important investments you will make in your lifetime. Termites cause over $1 billion damage across Australia annually with recent CSIRO studies indicating that as many as 1 in 3 Australian homes have termites active in their yard.

At Suncoast Termite & Pest, we provide you with a specialised pre-purchase timber pest inspection service dedicated to new property purchases and ensuring you don’t buy termites.

Pre-purchase building inspections inspect and report on termites, borers and fungal decay (wood rot) according to Australian Standard 4349.3. Standard pest inspections only check and report on termites alone. Our pre-purchase pest inspectors go above and beyond in inspecting all accessible areas on your property for termites, borers and fungal decay as well as checking for moisture in wet areas. They will identify and report on conditions conducive to timber pests to ensure that you are armed with the knowledge to purchase your next property with complete confidence before you part with your money.

Signs That You Might Have Termites

Visible Termites

The most obvious sign that you have termites is if you see them anywhere in your house. The first sign of an infestation is usually the presence of flying termites. These are the ones who have left the nest to look for a mate and seeing them means there’s a nest nearby. You might see them at night or during the day and they tend to swarm after a rainstorm. Not sure they’re actually termites? Let us have a look and we can tell you.

Faecal Matter or Body Parts

When you have termites, they leave behind signs that they’re there, even if you never see the actual termite. You might notice faeces, called frass, which look like a dark powdery substance and can usually be seen near any wooden part of your property. You might also see wings or legs from termites that have died.

Tunnels in the Wood

You might notice these tunnels near a broken piece of wood in your home. They aren’t visible through drywall or brick so chances are that you won’t see termite tunnels unless you’re in a place with exposed wood, such as in the attic or shed. We have the technology to detect these tunnels through walls so you don’t have to start tearing up the house if you think you have termites. You might also notice that windows and doors with wooden frames are harder to close because these tunnels increase the moisture in the wood, causing it to swell.

The Sound of Termites

If you ever hear a soft clicking sound coming from the wall, you may have a termite infestation on your hands. This is either the sound of the termites eating the wood or the worker termites alerting the others of possible danger. This sound means it’s time to let us help.

Termite Inspection Sunshine Coast FAQs

  • How do you know if damage is caused by termites?

If we spot a piece of damaged timber in your home, the damage may be caused by a number of different pests, including termites, borers, moth larvae, jewel beetles, weevils and more. That said, termites commonly leave a mazelike structure of tunnels in a piece of damaged timber. This is unique to termites, distinguishing their damage from other pests. We look over every visible centimetre of timber in your property, looking for evidence of tunnelling.

We also look for other signs that termites are the pest that's causing the damage, such as wood that sounds hollow when tapped, discoloured drywall, termite droppings, tiny holes in drywall and buckling timber floors. By noting these signs, as experienced, professional pest controllers we are able to accurately diagnose termite damage.

  • Our property has concrete footings and a concrete floor, do I need a termite inspection?

Yes! Although termites can't chew their way through solid concrete, they can wriggle through incredibly tiny cracks and gaps in the concrete. If you've got a gap the width of a playing card or larger in your foundations or flooring, a termite can gain entry to your home. In addition, they can also enter through cracks or gaps in bricks or chew their way through timber door frames.

When we carry out an inspection, we don't just look for the presence of termites, we also identify weaknesses in your property that could provide an entry point for termites. This enables you to carry out any necessary remedial work, ensuring your property remains termite-free.

  • If my property is clear of termites, do I need a termite barrier?

We would always recommend that your property be made as termite-proof as possible, to reduce the risk of an infestation in the future.

If you haven't got termite barriers or baits in place, termites could easily gain entry, even if they haven't done so to date. Why risk the inconvenience and expense that an infestation will bring?

Cost-effective remedial measures will minimise the risk of an infestation, protect your property and give you peace of mind that termites won't likely be a problem in the future.

  • Should I book repeat termite inspections?

The Australian government recommends that properties south of the Tropic of Capricorn are inspected for termites at least once a year.

We recommend an annual inspection, but also urge homeowners to be vigilant - once a termite gets in, others will follow. These pests can cause an enormous amount of damage between annual inspections. As well as putting in place a full suite of preventative measures, we suggest that homeowners regularly walk around their property, checking timber and drywall surfaces for signs of infestation, as well as keeping an eye open for droppings, flying termites, or other signs that you may have a termite problem.

If you see any signs of a possible termite problem, get in touch promptly so that we can come out, assess the situation and act quickly if necessary. Don't leave the situation as it is until your next inspection.
